Community banks generally have no seasoning requirements.  

However, on my back burner is a direct booking site and I'm leaning toward OwnerRez (once I get through Ski Season).

Where can I start finding seasoned investors and agents to talk to?

Often it's not so much someone with real estate experience that seasoned investors are looking for so much as it someone who can take other tasks off our plates.

It's led to incredibly high occupancy rate in the off-season, but I'd rather have a slightly lower occupancy rate in order to reduce wear and tear and leave some weekends open for personal use.I'm at a loss on what to do about this.

It's a good market with year-round demand that peaks in both winter (ski season) and summer (beach / lake / hiking / etc) season. 

Let me know if you do it, I'm up at the horse tracks twice a season.
