I'm in a bit of a unique situation in that I'm a California resident and can only invest in properties all-cash for religious reasons.I'm not able to use leverage/loans, and I know and accept that investing all cash is not common, but thats the way I do it.

It seems like there is a bit more going on there in the summer with whitewater outfitters, art festivals and more of a mountain biking community.

Save religiously, improve your credit, and pay off any outstanding debts you may owe. 

Although we both agree we need to start prepping and are excited to make our decisions, my husband is very religious about not leveraging our primary home for other investments.

Other people may have issues with it for religious reasons, or have teens along who may get their hands on it before the adults even know it's there, etc. 

These marketing techniques included bright attractive ads, giveaways at concerts and festivals, flavors, and even going so far as giving presentations...in high schools.

Think about partnering with local event organizers and advertising your place as a perfect accommodation for visitors.Seasonal decor: Make your property feel cozy and festive during the holidays, or provide season-specific gear like beach chairs in summer or sleds in winter.Local Partnerships:Experiences and services: Partner with local tour guides, restaurants, or even spas to offer exclusive deals or curated experiences for your guests.
