Definitely a new mirror, maybe something with some unique shape and not just rectangular.

Remove the fake tile in kitchen and put nice rectangular tiles.

I am assuming your dryer has a 4" outlet.Some uses a sheet metal rectangular or oval conduit that are basically two pieces that you slide in and out to adjust for the needed "length", so something like this will work - one inlet face the inside, the outlet face the outside wall.Even small ones like this: or There are many other variations and configurations.

Rectangular windows or arched windows?

If its rectangular with no garage, measure the outside width and depth and multiple to get square footage.

Appraisers I get are so incompetent they can't accurately measure a rectangular box without a 15-20%  error.

Does 700sqft represent the actual surface area of the roof, or is that the square/rectangular area of the floor beneath?
