Here’s a rundown of my current situation:- Own an S-Corp (landscaping) generating 70k a year- 160k in available cash funds- Credit score around 720- Zero debt- Own one property valued at 365k, 30% equity- Property is rented by the room generating $400 a month after mortgage and taxes- Additional 590sqft house is being built in rear of property for 60k.

From my findings, the two subdivided lots would comply with the requirements provided by the county:The minimum lot size is 1 acreThe minimum lot width is 135 feetThe front building setback is 60 feetThe side building setback is 20 feet (for corner lots it is 30 feet on the street side)The rear building setback is 60 feet

No restrictions or caps on supply, and I don't expect the City to revisit this anytime soon as it was about a 3 year discussion that I think council is happy to put in the rear view mirror. 

And, like is mentioned, many education programs in RE are more of a lead generation for educator to then continue to sell you and/or extract more value from you, i.e. form a fund of funds so you can help me raise more money.To your theory, I think the other part about real estate investing, especially as it is sold by many gurus by being an escape from your W2, is a bit oximoronic.  

Lots of RE are watching this market and seeing what not to do.2)  Median income is an excellent metric to use.

Just like Harbour Portfolio and Vision Properties were the ones who got hammered 15 years ago - that will rear its ugly head and bring upon more regulations to protect consumers. 

@Basit Siddiqi when you say 50% RE are you saying 50% percent is equity or are you including debt as part of your RE?

. - if you need two stairwells and an elevator, that will of course drive costs way up and it also eats into your floor plate area and can crush layouts on a smaller building, possibly turning your small CMX2.5 lot you'd planned to build 5 stories on into what may as well be a CMX2 lot and allow only 3 stories, since you can't actually fit 2 stairwells, an elevator, a hallway all the way through from front to rear, a small lobby, a mail room, etc.

The difference and con is this house is at the end of a street that both backs up to the rear of a commercial store and is very near a busy highway.

What's more, he's brought in his own legal counsel and another business luminary to ensure a seamless process, even managing the intricate paperwork should the 'due on sale' clause rear its head during subto purchases.The culture of knowledge sharing here is unparalleled.
