They failed in underwriting.Most nationwide airbnb vacancy was 50% pre COVID , reached 80 percent in 2021 and then failed miserably to 50 percent again this year.They are the one that is chasing the herd , miscalculate forecast and losing money miserably.., we are in similar situation in 2023.wanna lose money unnecessarily?

It is a bit cumbersome ... having to financially vet investors (DRE form 870), provide MLDS (DRE form 885), getting signed statement from each investor that their investment is not more than 10% of their net worth, DRE reporting, not to mention it's somewhat like herding cats.
