Hi all,Looking to buy a R-C zoned property in Charlottesville, VA and add an ADU in the form of a converted 12x20 ft Shed for STR.

Lot of people excluding the most important R that differentiates a flip from a rental - the RENT part...financing generally changes if you don't have a tenant or lease.

Some of the areas that we invest in have some clauses in their zoning forbidding more than 3 individuals unrelated by blood or marriage from occupying the same unit.

While R/E investing is about the same nationally the laws are different in each and every state.

My brain hurts but my blood is pumping due to excitement because of the potential that lies ahead of me.

It seems like there should be a dividing line somewhere to make it easy, but also maybe not because both of these ladies seem to have pretty solid claims although I would think the last one has a better shot.From a legal POV (although this is not legal advice although I am an attorney), without a will the estate gets probated along blood lines.

They’re fully renovated and rented to U of R and RIT college students and grad students.
