Realistically speaking, except in very rare cases, I think it’s all about pictures pictures picturesMost people aren’t gonna have success  starting their own booking website or running targeted ads or creating some amazing Instagram account.

Thankfully for us, we are seeing a lot more accidental landlords who aren't able to sell at the price they want and want to rent for a year or two until the market turns around. 

You aren't in the area to view other homes and see what's happening in the market.

Check out Paul Jang, Victor Reynolds, Elijah Bryant there are others out there who aren’t as BIG as Joe who will give you more bang for your buck and are still accessible.

Often I can smell scents from the lower unit that aren't pleasant (cooking, smoking, etc).

I'm California-based where there aren't any real deals in my area, so I'm exploring Detroit as an alternative real estate investment market - due to the combination of it being a strong market and my having connections in the area. 

I also have a referral based in KC, MO, but they aren't on BP.

I’ve always focused on quality over quantity.  

There just aren't as many deals as there used to be it seems.
