With the amount of support they provide I am not against settling for an 8/10 deal. 

We don't tend to get them when buying from a bank (because they usually won't budge on price) or wholesaler (who often provide an inspection) but do our own thorough inspection. 

I have used Prop wire for some skip traces, but the numbers and emails it provides were not associated with the property.

As for non-bank loans, I'm familiar with a loan program that provides 100% financing, but it requires a minimum 650 credit score and proof of funds covering 12 months of interest.

J Scott, one of the more respected authors/authorities on BP, provides scenarios in which wholesaling can be done legally and ethically.
