So my limited experience with a new build did not yield cap ex expenses with what you are proposing.

PLRs will rarely match your proposed transaction structure.

The other potential problem is the term of the proposed renter not sure exactly we are going to deal with their lease when it comes time to sell.

With your short time horizon I'd avoid the coops unless your broker knows for a fact the one he's proposing is easy to get in and out of.
