Document EVERYTHING... every conversation, every contact, every document from the remediation company etc etc etc.Then I would send him a certified letter that states all necessary precautions, accommodations and solutions were done.

My bank said it sounded like I got phished, and so took the proper precautions, the pending transaction is contested, but that may not get me my money back. 

As a precaution we have blocked all withdrawal transaction for the payment processor.

There are cat owners who take precautions, like putting waterproof barriers under litter boxes, keep cats out of closets, etc., but those I’ve met are all owners, not tenants.

You can look it up yourself, but maybe just maybe the person that installed the tile didn’t take that precaution and now the install failed.

this is great, thank you. others have said the same, so counting the sofa bed as a bed is out. thank you for the insight. regarding the septic, it's rated for the number of bedrooms in the house, so it is fine. i will probably pump it more often, as a precaution. i just think less wear + tear on it is better.

It may be a safety precaution.

The situation resolved itself because they decided to move out, and as a precaution I took up the new flooring, installed a vapor barrier, and installed new flooring on top (painful since I had installed it all a year before, but in the end it really just came out to a few months profit).

Not always preventable, but also good to prepare your tenants and take precautions.
