Hi All, I've been looking at purchasing a vacation rental in Rincon, PR...a beautiful small surf community I've vacationed at for years.

Just wanted to give you all an update, since I started toying with the idea of REI (month ago ish) and joined BP, about a week ago, I have learned alot, but on to the good stuff, no deals yet, (I don't even have enough money or contacts to feel confident wholesaling yet) but I have done this...1. found a two decent potencial investors, (one on BP one CL) I'm in the process of scheduling video conferences with them as I'm out of my target area (Sacramento, CA) for a few months.2.

We usually compare with other listings, if the area is what we are targeting and location is growing and there is potencial than we pay asking price.We resently purchased an acre and paid asking price off $99k in a growing custom community, 2 months after purchase only one acre was left it sold for $125k just because it was the last one and the area is growing.

We have developed our own metric to evaluate our ability to collect fair market rents as well as vacancies; we call it “Potential Rent Achieved” or PRA and we review it every month.
