Ok now I'm confused - youre buying a property thats in need of rehab with a DSCR loan, but yet only needs a light rehab to pick up almost $100k in value?

The faster you pick up the knowledge, the faster you can start working on deals. 

Moreover, many municipalities are adopting new middle housing codes, so if you pick up properties at affordable rates that have big lots, then after a few years of appreciation you'd be in a good position to redevelop them.Hope you're well, stay in touch!

@Derrick Roland II Let's see, traffic noise, challenges backing out of your driveway, have to keep kids in backyard and off front sidewalks, big trucks passing by will shake the whole place, can't think of anything positive.All the negatives will reduce your max rent and make it harder/longer to find tenants.What's more important is understanding if the Neighborhood is Class C or D.

But it’ll pick up in a couple years and you’ll see market rent come way up and continue to rise 2-5%/year starting around 2027.

It'll likely pick up again at some point, I'm hoping that this summer will be much better than last year was.
