i wasnt a BPer 2 months ago when i was having yard estate sales to clear out all the junk the estate had left on the property but anyways, long story short, i held a couple yard sales.on the 2nd consecutive weekend a browser asked me if i had a permit and i explained how i had just closed on the property and the estate/sellers had left junk behind so i thought what better an oppotunity to see if one's mans trash is another's treasure and so was just holding weekend yard sales till most the stuff is gone and was told i still need a permit so i contacted BOE who said to register online for a temp reseller permit# and i did and then the online system flagged my SSN. i called BOE and they gave me the # to my local BOE field office where i consequently called in and was told to fax my SSN card so i did then they called to say the number field on my ssn card is blank (obviously it is not) so i asked them what do they want, me to expand the image in the fax so i did make an enlargement photocopy and faxed that then they called back to say theres a known problem with their fax machine that is cutting off enlarged images so i actually have to go in person to BOE and show them my SSN card. when i went into the BOE there was a long line (picture DMV!)

Also be advised many agents simply won't work with wholesalers who are looking to shot gun offers out there ... that tactic worked 6 to 8 years ago.. but in todays market at least in the markets your looking at its kind of a sellers market.. so need to adjust for that.I know when I ran my brokerages I would get agents all the time coming to me saying they just met someone who can buy as many homes as they can put in front of them.. only to find out they basically were starting out and or wanted to low ball each offer etc etc.Best way to do this if you want to do it.. is simply YOU get licensed then hire an assistant to write docusign contracts one after another.I was at a guru event were the flipping Vegas folks got on stage. and that was his big advice.. when asked how he does it.. he said I make 50 offers a week at least... and I Just take one contract and photo copy it and paste in the address and offer price.. that may have worked back in the depths of the recession or it will work in the hood... but other than that pretty tough go really.

If the written response from the prior landlord is not to your standards, photo copy it, send the tenant a copy, and don't get involved more than that.

My offer of $550k came with $16500 (3%) earnest money, with a photocopy of a check, and I expected to be countered, and was willing to go to $620k.I never received a counter.I found out that the winning offer had attached a cashier's (!)

She can have them ACH but I like to make photo copies so its clear what check went with what closing.Its like I said were a lot of folks focus on cost to the top producer cost of that the broker charges is far down the list, they choose brokers for the reasons you described then when in trenched in a company its just too hard and cumbersome to make the move.
