Comments like "this area has nothing else like this" and "it just flows so perfectly from room to room" confirm that following what the house called, not what the area called, worked!

We just try to have way more winners than losers :) But to this day I am never perfect we have some bummers when your doing volume..

The property has a massive 900+ sq ft attic with very tall ceilings that would make a perfect 3rd unit potentially grossing another $1000 per month. 

If your market is buying at that number then thats perfect but thats not the case here.

No more going to three different stores looking for the perfect faucet!

I do see lots of self storage and warehouses going up, so my default assumption would be that the old shopping malls do NOT trade for less than build cost, but it's possible that the marketplace is not perfectly efficient. 

There is no perfect property.
