Lacking access to the financing to buy and build on large acreage, my thinking was to start small with a couple acres and build one or two homes, get some experience working with a lender that I can hopefully parlay into a bigger development the next time, and so on …Would love any advice/thoughts on this!

So I’ll wager they get the listing agreement signed with you, then proceed to do as little work as possible for you, and you have a hard time getting in touch with them again for anything except trying to get you to keep lowering your price until the property eventually sells at a steep discount for the buyer.

Yeah it's mostly sifting through lots of bad deals to find the good one.First is finding what a good deal looks like, then going out there and hunting.I'd wager I've spent thousands of hours on Loopnet, redfin, and Excel looking for deals with good returns.

For pros/cons of booking.com I would say the following...Pros:-if you use guesty you can sync your airbnb info into your booking.com listing info to ease the set up process-there are more options to check off in the amenities portion of the listing set up, so you can really display the uniqueness of your property-I would wager 90% of self-managing str hosts only list on up to VRBO/Airbnb, which means there are not nearly as many options for people to choose between, which means more exposure for your listing-rumor has it that booking.com just invested a large sum of money into building out their services to provide more vacation home listings rather than hotels.

Another rich dad philosophy is:- to hold real estate as long as possible, consider selling when a indicators like a decrease in population point to a drop in cash flow; or when money from capital gains can be parlayed into a more lucrative income-generating investment; or when the property had fully depreciated over time and this tax advantage can no longer be enjoyed.Im grateful for your conversation and time!
