I used the proceeds of the primary residence I owned in NC to grow a portfolio of value add buy and hold here in College Station.

With my son on the left, who is stationed in Sicily with the Navy.  

I am a realtor, investor and own a construction company located in College Station, Texas (home of Texas A&M.) 

With $250k I would look at these neighborhoods: Normal Station, Audubon Park, Colonial Acres Sea Isle Park, and  Bartlett TN.

I currently own a few properties here in Bryan-College Station, I have a full time sales job so try to stay as passive as possible. 

I'm a STR owner / manager located in Texas (Bryan /College Station, TX specifically.) 

I have people who have been stationed there before, so I have a decent idea on areas to look in around the base.

As for other amenities, some crowd-pleasers that won't break the bank are coffee maker + starter pack of pods, basic workout equipment (yoga mat, resistance bands), phone charging stations by the beds, and basic kitchen essentials like olive oil, salt/pepper, coffee filters, etc.

Glad you reposted this questions as many people have said in the past- Follow the train stations- Green and Pink lines are still good for developement.
