I have an opportunity to do so in Southwestern Michigan (not Detroit)...90 minutes from Chicago and 5 minutes to the beaches of Lake Michigan.

one of my clients that has a pretty big PM company.. had a unique way of doing this.He offered 50% of the first months rent or 500.00 minimum.. he would have 4 or 5 agents at the weekly meeting handout the list of vacants .. each of them would go place a sign in the yard and first come first served.. he found that potential tenants would call the first sign if no answer they called the next one until finally someone answered.. it worked pretty awesome for him. 

Can be a house or nice condo plex.  5 to 15 minutes to base. 

My biggest issue with it was a partner of the RAL academy came in on Day 3 and spent 45 minutes showing pictures of a deal he did in colorado.

What if they change the terms on you last minute?

I was more focusing on 20-30 minute commutable distance with a good school district (for SFHs) and downtown for MFHs. 

Likely will pay 300 plus monthly with a one year commitment, but I get my best info (even that is lacking) from there.
