Even if you offshore it, the deliveries will be a nightmare unfortunately.

I find a few comparable properties on Airbnb in each location I’m prospecting & pay my offshore assistants to track these properties every day for the next few months & record how much $$ they’re making.

Aloha Suzanne,  it think that its going to be difficult to find and on/off shore appointment setters who are willing to work on a commission basis. 

Folks just have to realize NO money up front and especially.I wish BP would be able to tag the American Greed episode on REmington financial and tag Ingrid Robinsons website .. these were classic cases of fake lenders.. with Ingrid being the victim and taking down Remington who had been doing this for over 20 years.. those guys had some cajones they took Due Diligence and deposit money for all those years but never over 10k so anyone complaining it would not go anywhere.. it was said on the show that in all those years they closed no more than 3 or 5 loans.. both the principals got major prison time.the issue today is most of these folks are hiding on the internet or are off shore very tough to catch and your not getting any funding or money back thats a given.

I buy my leads from a friend offshore with a 80-90% contact rate.

I spoke with a couple of attorneys who supposedly were familiar with off-shore purchases, but turns out they were both (what are the odds?) 

If your net worth starts climbing over few million, it's wise to think about adding some offshore flavor to your strategy.

Never send money in advance for their fee's  NEVER. thats a huge red flag that they are just out for fees and are fake lenders.2. bad or not really good written english .. on the phone they sound like they are off shore ( which they are ).3. rates  lower than market most of the fake lenders will advertise 5% rate that does not exist.4. insisting you pay for mortgage insurance  there is NO mortgage insurance on PML HML loans does not exist.While NMLS registered and state licensed is a good way to vet a lender keep in mind only 12 states require it.
