It is always nice to live close to your rental properties (although not absolutely necessary), and as a military guy you are able to choose where you retire to.

He seems to be a nice guy but his program is not for the new guy.

And the simple act of owning 3-4 SF rather than 1 MF spreads your risk out as well.But before I get flamed for being the stodgy too conservative guy who ignores scale let me say that we have many many clients who will start out as SF investors. 

One of the guys I fund is a land flipper all over the US.. we just put into contract a really nice 47 acre track in NE Washington state .. he can do a 4 way split by just survey and record. 

It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.

I kept find info about it being a scam and another thing that throw me off is on one of their videos there was this guy that I seen before on another Real Estate commercial.

Probably not; I've done pretty well myself from them, and you're a smart and nice guy so I would be shocked if you *weren't* killing it!
