After he was successful in being more profitable than his neighbours (one thing he's done well with is driving traffic to his direct booking sites to cut out the host sites that take so much in fees) he started taking on investors that put the 20% down for say a DSCR loan.

Credit union possible if they have mortgage program for their own portfolio.You can do some reverse engineering by checking the mortgage of your neighbour and find out who is the lender , I know few direct lender.My condo is non warrantable too, usually you get quote from a broker and they will find the one that fits into your situation , if you can get 7 percent rate that’s a blessing lol

If it is hanging over and overhead power line-call the power company and they should come and cut it back.Call a tree company and post a note on the neighbour's front doors and tell them the tree company is coming on X day and will be cutting any part of the tree that is hanging over the property line.
