I’d love to hear advice from seasoned investors.

Then after the units are stabilized (perhaps with some seasoning), you could get a bank/HML to refi this up for 75%-80% of the ARV.

Not looking to rent it out in the off-season currently.

I am sure some of this has to do with seasonality but this was far from what I saw in the market the past 3 years. 

Best thing you can do is do some research to find a seasoned real estate agent in your area or use Bigger Pockets to ask other members who they had sucess in using.
