That happened a lot in the South, due to previous slave holdings and blacks having been taken advantage off by whites and therefore it's understandable that there was mistrust against whites and nobody wanting to deal with a white lawyer.Then someone down the line wants to sell a house and finds that the title is still in someone several generations before and it would take 5 different probates to convey clear title.

This will obviously delay completion of the project but will satisfy the tenant's fears about mistrusting an unsupervised third party. 

If you are past your inspection period, the seller might just be mistrustful.

Some people are skiddish about putting these scenarios on the table for discussion and getting them in writing but its not out of mistrust....or shouldn't be if you are seriously considering them as a partner.

you are not married so this doesn't apply here yet at least but if you do get married, you will want to consult with an attorney to ensure separate property and community property are titled accurately before entering into the marriage.Again, I don't know all the facts here and I'm only insinuating a sort of mistrust here based on your post but don't intend to presume any sort of relationship between you and your SO.

You don't want to have mistrust from the beginning.
