There aren't many co-ops in Southern California, mostly in LA or a senior community in Orange County, but there's not much of a discount between condos and co-ops - at most, 10%.What is your source of the 10% difference data?  

Best to hire it out, even though it hurts the margins, it saves my time and stress substantially.

It depends on what rates these lines are, what are the margins + index rates at today ?

Margins seem low and the risk seems high.

Margins on the market today are extremely tight.
