Below are some generalizations about the property and ongoing maintenance costOlder properties require more maintenance than newer properties.The tenant pool has a large impact on your ongoing maintenance cost.Composition roofs require more maintenance than tile roofs.Properties in climates with hard freezes require more maintenance than properties in mild climates.Properties in locations with a lot of moisture require more maintenance than dry climates.Wood siding requires more maintenance than aluminum or stucco siding.Properties with lush vegetation require more maintenance than properties with little or no vegetation.Locations with high levels of termite activity will require more maintenance than areas with little or no termite activity.Future rentabilityToday, almost anything will rent in the Las Vegas market due to high demand and limited rental inventory.

The East side is all red soil that  looks like Tahoe and the Western side is all green lush vegetation.I have sold property up there as fast as I could list it but trying to get a Santa Rosan up there to buy and live is tough with the commute, though many more do it now than 10 years ago for sure.

To ID markers with both, look for both.At market level verify industry diversity,    review masterplans, ID path of growth, economic development incentives, top 10 major employers.Neighborhood level: crime rates, renter vs owner ratio, average income, major employers, vacancy rates, units under construction, quality and type of closest retail, demographics, community tapestry ESRI, most common household formation, etc.There are also things you should be looking at in the subdivision or block the property is located on (ex. renters vs owners, developer and quality and age of housing, ideal housing for your target tenant, etc), but again the things you look for should be based on your specific goals, investment strategy, and investment criteria.
