Audrey there is NO PRIVATE money at those terms or rates.. this is simply a pump and dump up front fee scam.. forget about finding private money like this it SIMPLY does not exist.and if they are advertising it .. its not private money its a HML scenario.. or a lending companyprivate money is your dentist your doctor your librarian your parents your uncle your grandmother.. some one you know well.

IE you can pick and choose who you want to live next to you .. you legally do not have to follow the same rules if you don't live there.. now local laws may preclude this.. but its federal law that you can in a 1 to 4 unit if U live there you can decide who you rent to with impunity and no worry of discrimination.. so if you only want some one of a certain social class like retired librarian you can filter for that.. little fact that many don't know..

Not everyone can be a librarian and actually do the research in advance  ;-)   C'est la vie.I AM getting a LOT more colleague requests from people who don't bother to write a personal note introducing themselves and saying why they'd like to connect.
