This way you can utilize the leverage if you plan to scale up in the future.

My vote is if you are going to continue to buy, you need to utilize leverage.

Leveraging a property in todays environment of high interest rates will not get you cash flowing. 

It does scare me that you don’t have 25k laying around if you’re using so little leverage.

I've had a long career in community development and have a lot of bank contacts that would likely be interested in investing, but I'd need to prove the concept first with an initial fund (there are also a lot of other community development tools that could be leveraged to maximize and scale this).

Leverage your existing equity to invest in smaller properties, such as a mixed-use or retail space, to gain experience and cash flow.
