Just because one obtains a judgement, doesn’t mean they are able to collect the judgement.  

Also given the fact that its darn near impossible to get any kind of civil judgement executed and collected on in Portugal. 

The judge already told you this when you were not awarded your lawyer's fees in the judgement.

A bankruptcy, missed payment, judgement against the seller that attaches to the property etc. causes a big problem for them both, not just the seller like with sub to.

Other one is to do collections via an agency, but AFAIK, they need judgement again.

Just contact a collections agency and send them proof of the debt owed (could be the signed lease agreement or a judgement if you have one).

But for judgements liens and all that who cares they are snuffed out at the sale.

New investors get way too stuck on LLC setups and the like when they really don't have anything worth taking, and those with loans have partners that provide some buffer anyway - the bank, who's going to end up with the property if anyone sues you successfully enough to get a judgement, which means it will be the rare attorney who even takes the case.
