Also how many other land lease properties are sitting on market against yours even if they're un-remodeled.

In general I have unfortunately never gotten much return on any social media marketing. 

Start with Reonomy or Costar to identify all the 100+ units in your target market (on and off market) and then see if you can get into direct contact with some owners.

Where are the best markets to target in and/or near NJ in 2025?

Pensacola is a great market for investing and the number of properties available right now is up so there are actually some on market properties with potential. 

They were experienced investors, so they had an idea of what they were looking for and realized they may need to get creative due to the lack of inventory in the area.
