IMO you would be way better off with a commercial loan than buying these sub-to with his inferior mortgage.

If our house is inferior to what you can get for that price, then we adjust accordingly.

Bear in mind though that inferior properties renting for close to nothing because they're empty will still be competition.Hope this helps!

However, this doesn't mean it's inherently inferior to direct real estate investment.

When I didn't get there, I felt internally inferior, sad, angry, and somewhat depressed....When I worked extremely hard daily to save and expand, it didn't feel quick enough.

I also hear of recently constructed multi-family buildings in inferior Fishtown and Kensington locations turning to the voucher program because they are having difficulty competing with the large amount of new inventory in their neighborhoods.

What's interesting and maybe a bit demotivating is that for long term renting the numbers are way inferior to the numbers I'm seeing here in the forum and unless I'm missing some critical info, in Greece you can barely cover the mortgage expenses, while taking into consideration repairs/CapEx/Insurance etc..

Meanwhile, A properties get hit with negative rent growth and concessions but don't suffer as bad in terms of turnover, delinquency and evictions because they can attract the good tenants that still have jobs just by lowering the rent and undercutting inferior properties. 

Since the 2nd is inferior, it is wiped out.  

Are they asking 800 a month for instance and location is same, superior, or inferior?
