Different phases of the journey I guess :)By starting with self-management, I definitely learned to appreciate what the PM was doing for me.

There was an onboarding phase, which was mostly about uploading our financial docs and answering questions.

(Available time, money, income, family situation, credit availability, time horizon, real estate market location and phase, medical situation, etc etc.)

Making effort a top priority, I was able to put up some satisfying numbers.On the phone [from 11 July 2024]:📞 11,005 Calls🏘️ 2317 Addresses Reached📌 50* Leads Generated🔎 7* Properties to due diligence phase📆 2 Scheduled Closes💰 1 Closed*Denotes: Database did not track metric from Day 1.The last 6 months have given the groundwork to build on.  

I'm at the very starting phase of this process.

I’m also open to alternative strategies, such as private lending or passive investments in funds, to diversify and balance risk.Does this phased approach seem reasonable given the higher HELOC rate?

And I am also in Phase 1, making my deposit in October 2021.

They could self manage for several years, using the rental income, until the next phase of their retirement.If they have a decent amount of financial discipline, they may want to get a HELOC now before they build to get the most favorable rate.

As you grow the real estate stuff, you can phase out/down the W2. 

If you have those, it doesn't really phase you.
