The won't insure you or they will jack up the price considerably. 

I generally prefer higher since I don’t plan on putting in small claims, it’s basically just for catastrophic loses and the savings in premiums over multpiple properties for multiple years should balance that out if I have ever have to use the insurance.

Also, can you say more about landlord vs renter’s policy on insurance ?

I just learned that builders risk and liability insurance coverage can cease once a CO is issued for a new build.

I have 100k cash savings and ideally would like to keep the investment properties.
