Or you can get lucky and find the needle in the haystack off market deal, but generally speaking, sellers aren't stupid, have access to the internet, and have an idea of the fair market value of their home.

Most people who wholesale land whole-tail it, meaning they close it on themselves (with their own money or someone else's) and then they put it on the MLS, since finding buyers for land can be like trying to find a needle in a haystack. 

Sometimes they are listed that way on the MLS as @Mike Robb said, but that's a needle in a haystack search thing.

Is it possible yes but very rare just like finding a needle in a haystack.

But just looking from a likelihood scenario, those are some rough numbers and is literally looking for a needle in a haystack.
