They’ll show you what they earned last year so you can get a sense of what to expect, but be sure to look at revenue/ occupancy trends over time to see if the market is trending down post-2021 (and give their totals a haircut for your own forward looking projections if so).

Most lenders will do a hard credit pull before presenting a formalized term sheet, but that is after a property is under contract and your offer is accepted/you submit a full application and send in a credit authorization. 20% down with no STR experience is pretty normal on the market, but you will likely be using a haircut AirDNA projection instead of the full 100% to qualify you.

I know 50 percent seems extreme, but considering how high things have come since 2019 with Covid demand etc, I don’t think we need an apocalyptic event to see 50 percent revenue haircuts, just a typical recession will likely do considering far we have risen. it seems like a 30 percent drop in rents will wipe away profit and anything beyond you will have to come out of pocket for assuming in interpretations correctly.if you have to go negative how long can you sustain payments?

If you were in fact a permanent resident alien, there are many programs that I utilize that do not haircut your eligibility.I believe a U.S. bank account is required as well - I haven't seen a client try to use a foreign bank account but once, but I do know that the particular lender we were utilizing took issue with that.

Be careful though -- you'll often take a very steep haircut on the face value of the note if you shop it in the broader secondary market.
