I'd highly recommend this as Dave was young and had no capital when he started as well.

We had to move fast and initially decided to sell it, the relator who was helping us somehow convinced us we should make it a rental property......... and let her be our tenant (insert face palm here) so since we had no real estate experience and we were already moved away, we agreed.

It sounds like the Title Co. was not aware that the tenant prepaid rent and just prorated the current rent for the month of closing, so agree if they had no knowledge of it, would not have ever gone on the settlement statement as a credit to the buyer and they likely will not do anything post closing to help obtain those funds. 

I didn't get any notifications and just assumed I'd had no replies.

So, we felt we had no choice but to stick with this guy.Move on to the end of June. 

They worked with me and had no issues explaining the steps and documents they needed from me.

@Ricky Hernandez  We bought in two different communities that had no rental restrictions then later imposed cap of 10% rentals. 

Every house I have purchased was sold "as-is" (good opportunities) and had no bearing on the deal.

My CPA had no problem using it.

I had no problem finding places on Oahu back in 2005 - 2008.
