Two groups that I will consider investing with again are Colony Hills Capital for multi family and FNRP, which specializes in grocery and big box store anchored retail spaces.  

It has been a dream of mine to own and operate a grocery store since the first time I went to Shady Maple Supermarket in Lancaster, PA.

It may cash flow for a year or 2 but once things start breaking or something goes south with a tenant or it sits vacant for a few months, all of that previous "cash flow" is wiped out.The business model is a high CapEx / low cash flow business model relative to the value of the assets.Rentals are a great long-term wealth-building vehicle (appreciation, loan pay down, tax benefits, etc).Don’t rely on them to pay for your groceries. 

When you give your phone number to any business, bank, grocery store for discounts and on and on, it becomes available to data brokers.

They luckily took it in stride (and the grocery store is 10-minutes away) and still left us a 5-star review.But now, I'm wondering what can be simplified and what are more sustainable practices in the long run.

I rode the bus 4 hours a day - 2 hours to and from work.I had to walk to Wal-Mart to get groceries and had a lot of fun walking back.

And it's not only the homes, you also have to fortify your grocery stores, schools and anything else.

New construction (strip centers, grocery stores, roads etc) started booming the last year.

I am also looking at a new company called Noshable that does grocery delivery precheck in and gives kickbacks as well.

Coffee shops, fast food, subscriptions, even consider what groceries you buy.
