I spent a few grand sanding and refinishing.

I'm looking for some advice on investing in Michigan generally, and/or Grand Rapids, MI specifically. 

So that's my Rx for you; do LESS, simplify, don't chase grand-slams swing for the bases, focus on the simple obvious, be a good landlord. 

Lived at Lafayette and Grant Ave, then at Fulton/Grand Ave.  

Chances are if you’ve ever been to the Grand Canyon you’ve driven through it.  

Sure you could hit a grand slam , once or twice in your life , but constant base hits bring in the same amount of runs on a steady basis 

It's worth mentioning the STR regulations are relatively new, and I think some properties currently operating are basically grand-fathered with the old permit, and I don't know if being a new owner one'd be able to get a new permit if it's not in the designated location.

Paid $140k(few grand over the 70% rule), quoted $150k to complete the rehab. 

Also great areas of CR are Guanacaste Region, Playa Flamingo and Playa Grande are amazing. 

The pros of not using an agent are you save a few grand the cons are who is going to be negotiating and creating the offer and purchase and sale agreement.
