The electrical is outdated and dangerous, although still functioning.

Seems like they have a big overlap in functionality.  

I agree with the comments above.Most important is a fully furnished, comfortable property with the basic amenities: coffee, teas, functional kitchen (all utensils, spices, cooking and baking, etc.)

HVAC is old but functions - ask for seller to get them professionally serviced if it is not done yearly.
