I would recommend against being the GC unless you are confident of doing more than one effort.  

Everyone will tell you it’s great to get started early, or you can just move after a year, but in the current environment in our region the rent your property will generate after you move out will likely be less than your mortgage, if you are tied to the area and feel confident you want to stay in whatever property you buy for 3-5 years go for it, if you want flexibility rent and throw that money into and index fund. 

I picked up the BRRRR method book and feeling confident in setting it all up (we did a similar process for our Airbnbs).  

Thus, my main goal joining this forum is to try to gain confidence in the decision to get into real estate investment and better understand the risks that I may not be considering due to my lack of experience in the field.

I personally know both @Jaclyn Cano and @Wale Lawal and can confidently say both are great and VERY Investor friendly!

It sounds like you have a wealth of experience, and I’m confident you’ll do amazing on this new journey! 

I'm not sure I have full confidence in this property management company.

If someone needs everyone in the house to know something, they have a usable and accessible way to do that along with the confidence others in the house will see the message.3.

I also feel confident with his staff, which is readily available and courteous.

I'm confident a judge would see the picture evidence I have and go "damn!"
