Also, as this co-living thing is generally new and catching on in some cities, I would hate to have this whole strategy ruined by a new restriction set by the city for co-living or the crazy rise in mortgage cost from property taxes and be forced to revert back to the traditional route.So my question is for those that are already doing the co-living strategy; are you all buying the home purely off of the co-living cash flow, or are you all considering the cash flow from renting the home with just one tenant as well?

My worry is that my parents have a very high standard of living and it could force me into buying a more expensive house than I want, or that I could be buying a house that's not really tailored to my long term investment goals (for example my mom really wants a pool but I don't want to buy a rental with a pool because I know future renters wont take care of it etc) My gf is a little house crazy right now too so shes obviously pushing for very expensive forevor home to live in and I don't necessarily want to buy a forevor home (at least not right now) I want a great investment opportunity.

I think @Brian G. and @Jaycee Greene hit it on the head: an event occurring/debt resetting.When the debt forcefully resets on some of these assets, valuations drop if the submarket cap rate has expanded and/or if the operator can not show a good t-3, t-6 etc due to economic vacancy and rising opex (insurance, r&m etc).If the operator can't inject equity to cover the difference, then trouble arises.

I didn't check on the 6-12 month seasoning requirement because I would use at least a year fixing up the property some, raising the rents, and ideally forcing an increase in appreciation.
