@Ryland Taniguchi I have done a lot of work with SDRIA custodians over the years and I have never heard of any of them prepping RE docs ... it would be a normal escrow with your escrow officer prepping your DT and if they are able your Prom note.they then send to the custodian for approval. then they fund.Once the nice things about working with lenders that have a true check book IRA they simply cut a check to title and its much smoother than the custodian approach.

In the same way, if another child brings a toy and doesn't share it but it flaunting it at other children, I talk about how that is actually his toy so he can do what he wants with it, but that his behavior is ugly and he is trying to make other children feel ugly, too--he is trying to make then envious, and why it isn't his owning of the toy that's the problem but his nasty behavior and how we can avoid being dragged down with him, etc.I make sure my kids both succeed and fail.

You're in the Republic of Texas too, you still have the same issues.Once hit by reality thinking may change.I'm not trying to strike fear in the hearts of investors, as much as pointing out when you dance with the ugliest girl at the prom you want the lights turned down.I said it wasn't illegal.....but that may go to a point.A real good option is just to get a license!

If they are loaning you the money secured by a prom note secured or unsecured IE deed of trust or mortgage.. then the payments are interest income..
