I don't have a dog in this fight, but I'll side with others on this debate.

About 1/3 were in limbo--neither rebuilding nor selling, while owners tried to decide what to do--sell, rebuild, or fight with the insurance company--or just didn't have the money to rebuild and didn't want to sell.

The sooner the SEC gets involved, the more likely that investors having a fighting chance to get some intervention before even more money disappears into thin air.

Then based on @Michael Baum's suggestion, I think I will have my cleaner and/or maintenance person do monthly/quarterly maintenance like using using enzyme based cleaners, grease fighting drain treatments and hot water flushing. 

I can guarantee that if your PM can't win Aircover and thinks it is a waste of his time, he will not win any insurance or small claim fight at the court.

so I am going to have to speak to the realtor and the tenant to see what we can do. hopefully she doesn't fight and it goes well otherwise i may have to adjust the rent.  

Odds are your newer builds are on the outskirts of a city into the suburbs where people fight to get a property if it’s affordable.
