If saving 20% and building direct is worth it to you I'd recommend it.

We got a really good deal on it because it was sitting for a long time and we came in under asking direct to the agent for the seller.

Lots of restaurants and improvements to businesses in the downtown area and it seems that the city is trending in the right direction for longer term appreciation.

I would suggest finding those who are doing direct mail to note owners and get assets they can't afford.

I don't know where you are at, but earnest money usually goes directly to escrow here in California, but if they want to pay you directly and try to find you later in Vegas, that works for me.

Depending on what your investing goals are you want to looking into self directed IRA vs. checkbook IRA or even better if you qualify Solo 401k.

Under the assignment of income doctrine, income is taxable to the person who earns it, even if it is directed to someone else.
