i find ones who honest up front and honesty is confirmed by paperwork ate usually pay rent consistently  but anyone on taxpayer funded a long time or who have been evicted prior are more "dangerous" more likely not pay rent  than any felon.3.

We do annual inspections and monitor the condition and remaining life expectation of big-ticket items like roofs, windows, HVAC etc  Out of curiosity, did you plan on inflation on those big ticket items back 15 years ago when you first were analyzing the property, or after purchase and realized it ate more into your cash flow?

Because we sell services ( chef, drivers, etc) and tours (ate, zip, yachts) when our house rents, we offset our cost to keep the net much higher than a 7% ROI.
