Live in one unit , rent out other unit and accessory unit, mortgage on the property would be about $6800, rental income would be : $3000 from additional unit , and $1500 from accessory unit and I would be occupying one unit , leaving me at negative $2300 per month .

welcome to bp, your sentiment around leverage is 100% correct, and I'd challenge you to follow your own advice and use that leverage to put as little as possible into the real estate rather than the coveted "pay cash for it" or while one can pay cash, utilizing your w2 to refinance is a unique skill and ability you can have.house hacking in the mid west is where its at for sure.

I have 2 rental properties on Long Island, NY and they're both located in the same town.Property #1-Legal 2-family duplex (2 units)-Does not need to be owner-occupied since it’s a legal 2-family-Has active rental permit with the townProperty #2-Single family house w/accessory apartment (2 units + illegal basement apartment)-I live in the upstairs unit-Needs to be owner-occupied in order to get rental permit for the 2nd unit since it’s not a legal 2-family-No scenario where the basement apartment will ever be legalMy family has been renting this house without a rental permit for several decades without any issue.
