I got caught in a mtn wave on one trip from Napa to Thermal Ca  and we had 2k ft ups and downs un commanded you just ride the wave like a surfer and on the back side of the wave U pick  up some pretty impressive ground speed.

I do hope that attorney on this forum will chime in and correct my unreliable layman's interpretation.

I've been a financial planner for 17+ years and one of the main things I've learned is that the more I think I know what's going on, the less I'm actually correct. 

I'm starting to hear more chatter about this mysterious "wave of foreclosures" that was a frequent claim/projection back in 2021, which didn't happen then, and by all indications is not going to happen now.

In this case, correct, 1031 exchange is not available. 1031 exchange is property for property, and an interest in a partnership normally is not (with a few rare exceptions, so you may want someone knowledgeable to give you a second opinion for your particular situation, which requires reading your inheritance documents.)Whether or not you have any mitigation strategies totally depends on your specific situation and requires a one-on-one.
