Are you leaning towards a buy and hold or a M/STR for your next project? 

Also I understand the funds aren't available for the improvements so that is another obstacle that has me leaning towards price reductions to move on as soon as possible.The exit of lower tier SFH's is something very few investors care to consider when making their investments but deserves far more consideration.

It is in an enclosed gate area that can only be opened from inside the fence so I'm leaning away from using it as storage space while I have other guests staying there.

Then when I made another comment that it was convenient for them that no one could see any comments made, my access was immediately terminated.

My advice would be to keep leaning in on this strategy and let the other investors battle over investing in Cleveland and Detroit.

When maintenance is scheduled, we send out a reminder, and if they won't be home, they can easily authorize entry.Sometimes, our contractors will contact tenants directly to arrange the most convenient dates and times for visits.

You can lean into the seasonality of the school year Fall-Spring, then list for MTR in the summer?
