There must be a contest with a reward they are offering.

This isn't a contest where you compare your numbers to someone else's because no two investors have the same financial goals, and plans to get there. 

Don’t assume they are valid, especially if your borrower uses unlicensed contractors, but understand what’s going on and what you might eventually contest or pay.Verify property taxes have been paid.

About 10 - 15 years ago counties got sick of people contesting their property taxes.

If the lender contests the funds release and don't choose to release the escrow funds back to you, it can get tied up in litigation and after 3 years will be surrendered to the state by the title company.Your best bet is to go with a legitimate company that will be up front and transparent with you about the terms and costs before you are already committed.Seems like everyone is telling you the exact same thing so I really do hope you make the right decision here.

That is the only unit that is probably true market value.We considered flipping the building and have some offers - but they want at least one unit empty.In reality - we would like to keep the building as it has great rent roll potential- but we need to contest these leases.Any advice?
