There are tons of options but pick one a lot of the learning is in the doingSteer your own ship: If you have solid fundamentals in terms of deal analysis, your biz plan and what a good deal looks like you'll have less issues as it pertains to staying the course and underwriting "deals" sent to you by agents and wholesalers (most won't make sense, that's part of the game, just move onto the next one) you as the buyer are the key to the transaction get to the point that you know what works for you and walk away from what doesn't despite external pressures Learning about funding is easy, dont sweat it.

There is just less pressure and in general, the tenant class is better.Handyman & cleaners are needed in general so I recommend leaning in and making it happen.

However the tenant was constantly late with rent, the lease was written so that the PM kept all late fees (thus incentivising late payments), and after being assured that this was a good tenant on renewal, 6 months later I was handed a $3500 repair bill for the initial tenant turn.

I felt a lot of pressure with the timeline of the 1031 and just moving to the area and dealing with all of the other aspects of being in a new place so I chose the first deal that seemed reasonable.
