Similarly, quality dividend-paying companies often retain some earnings to reinvest in their business, increasing the company's (and your) value over time.

If the mortgage payment is fixed (so large part of expenses is fixed cost), the cash flow will increase as the rents increase.  

My PERMANENT PORTFOLIO consists of notes and my participation in note syndications that are held for income, collect interest on a continuing basis, and (hopefully) get paid off at maturity without any “drama”.  

I sent a rent increase notice by mail 60 days ago, but they never received it.

In larger multifamily investing it's about finding opportunities to increase revenue and/or decrease expenses to drive value.

She blatantly lied about tenants moving out, only to later admit in an email that there had never been a tenant in the unit at all.Failure to Collect Rent & Protect Owner Interests – She made what seemed to be no real effort to collect rent from tenants who consistently fell behind, leading to thousands in lost income.
