It's the law PERIOD.You can try to circumvent the law by concocting all types of scenarios where someone else basically "only" opens the door, but that won't stand up in court.So, your advice, "Doesn't have to be a realtor could be a local real estate investor.

I'm considering a "Notice to Cure", but I'm concerned that since I did not actually see the animal, the tenant can just concoct a story about how he was "watching" a friend's cat (a violation, nonetheless) but that he's gone now. 

There literally is no good scenario that I can think of to where I would let someone with an eviction move in.The only way they're getting in is that they:1) Find a landlord that buys some sob story they concoct.2) Find a landlord that doesn't run evictions.3) Get some friend/relative to apply for them.

Hey everyone, In a never ending quest to add more properties to my portfolio, i concocted an idea and Id like to throw it out their to possibly have some people poke holes in it so I can see things I may be missing.Here it goes:Hard money loan- Thinking of taking 60k getting a 300k hard money loan to purchase 4 multi family properties that may need some work.

Venmo and Zelle are concoctions of the big banks, and they are not your friends.

As I detail this idea, I am curious if anyone has experience with any piece of this concocted idea, and if they can lend their experience and success. 

Has anyone else had their fill of posts concocted ostensibly to be informative but that are obviously thinly veiled attempts to funnel the uninitiated to the posters classes, syndication capital raise attempts, sub-to schemes, turnkey "opportunities", etc?

So this overly-aggressive payment scheme this HOA has concocted may not be enforceable.

Also people like to fall in love with them, this is a terrible concoction.

I guess I still have lots to figure out and learn, but it's very encouraging to know this is done and not a half-baked idea I concocted!
